The Silent Red Flags Underwriters See

Most directors think the real battle starts when they hit submit on a loan application. It does not.

The underwriter has already made up their mind from the numbers sitting there before you even applied. Companies House, bank feeds, payment histories, all on a screen before your name even comes up. You have heard the old line, Big Brother is watching you. With AI reading every account in seconds, he actually is now. And he is better at spotting what you are hiding than you are at hiding it.

I spoke to a director recently who was genuinely baffled. Turnover was holding up, he felt the business was over the hump. But the offers that came back were either eye wateringly expensive or loaded with conditions. His story was fine. His numbers told a different one, and nobody had told them to keep quiet.

Here is the part that catches people out. That five minute online application is not doing you a favour. It is built for speed, which means it is built for the underwriter to sort you in seconds. Their profits go up, their risk goes down, and you are the one paying for both.

The fox does not fall for that. The fox spends a few minutes first, gets the weak points explained, gets the growth story straight, and shows the underwriter exactly what they need to see before anyone goes looking for it. Same business, same numbers. The fox usually pays about half what the chicken pays.

So today’s step is not complicated. Stop treating hiding as a strategy. It stopped working the day the machines started reading bank statements better than most accountants do.
