The One Underwriting Trap That Can Kill Your Loan

You know that feeling when you have written a really good covering email, checked it twice, and then find out nobody actually read it? That is exactly what happens to most business loan applications.

Here is why. Most independent and online lenders let the computer decide first. Before a human ever sees your plans or hears why the funding makes sense, an algorithm has already scanned your bank statements for patterns. An unauthorised overdraft here, a bounced direct debit there, an unexplained cash withdrawal. To you, that is just Tuesday in business. To the machine, it is a red flag. The decision gets made in seconds. Stone cold, no context, no chance to explain.

A director came to me recently who was baffled. Good business, decent margins, no disasters. But he kept getting instant declines. He assumed he had been blacklisted somewhere. He had not. His bank statements were just telling a story he had never thought to check.

And it gets worse. Once that decline and that search sit on your file, the next lender’s system sees them too. Every quick no does not just sting today. It quietly shrinks the pool of people willing to say yes tomorrow. Apply blind a few times and you can turn a perfectly good business into one that looks radioactive, purely on paper.

So here is today’s step. Before you apply anywhere, open your last six months of bank statements and read them the way a complete stranger would. Ask yourself honestly, if I did not know this business, would I lend to this pattern of cashflow? If you are not sure, that is your answer. Sort it before you press submit, not after you have been declined.

This is exactly where a good broker earns their keep. Fifteen minutes before you apply and you will know how your numbers are going to read to a machine that has never met you, and which lenders on the panel will actually say yes to the business you are really running.
