‘Spray And Pray’ Applications

Most directors do the sensible thing. Two or three applications, hoping to land the best deal. Or they hand it to a broker, expecting them to weigh up the offers and bring back the best one. Sometimes they hand it to someone on the team instead, diligent, hardworking, and with no idea how a finance application actually reads to a lender. A bit like handing the Treasury to someone who’s never run a corner shop.

Here’s what none of them see coming. Every application leaves a footprint, and a string of searches bunched together tells an underwriter something completely different from what’s happening in the director’s head. It’s like handing the same CV to fifty recruiters at once, and every one of them ringing the same reference on the same afternoon. You don’t look sought after. You look desperate.

The real damage usually comes from the broker route, not the director’s own two or three tries. A bad broker doesn’t tell you they’ve gone to thirty lenders behind the scenes, quietly hoping something sticks. By the time a good lender pulls your file and sees the searches and a couple of quick declines, they ask the obvious question: why has everyone else already said no to this one? Doesn’t matter that the business is fine. The footprint doesn’t explain itself.

None of that means avoid a broker. Brokers are a bit like plumbers. Good, bad, and ugly. A good one saves you a disaster, a bad one causes one, but either way it beats fixing a leak yourself with a wrench you don’t know how to use. The game is knowing which one you’ve got before you hand them the job.

So before you hand your application to anyone, spend two minutes on their website. Real named testimonials, not three fluffy lines from “John in Sussex.” Can you see the actual person, their name, their face, standing behind the advice? If you can’t, you’re probably about to become someone’s footprint.
